We are a leading investor/developer specialising in the Design, Build, Finance and Operation (DBFO) of bespoke and often complex buildings. We have the resources and expertise to deliver our partners needs from the initial vision for a development through to operational management.

 

Challenging projects benefit from our expertise in procurement, dealing with multiple clients’ requirements and ensuring value for money at all project stages and appropriate returns on investment.

 

As well as private sector clients, we work on a regular basis with key government departments.

 

Our team has extensive experience of the development and delivery of social infrastructure either in partnership or as stand alone projects.

 

Regeneration projects which aim to ‘create place’; and a thriving, connected community, need appropriate and early stage social infrastructure to meet the needs of that growing community. Large scale regeneration projects have important S106 or S278 commitments and other community infrastructure works which can sometimes be treated as an afterthought.  

 

Our team can take care of this crucial element of a major project and deliver the social infrastructure requirements, thereby allowing the lead developer to focus on the main commercial milestones and returns for their project.

  • Design, build, finance and operate
    Either as a sole developer or joint venture partner, we can take a long term approach to a project or series of projects seeking to create assets which retain their high quality standards throughout the life of a contract.
  • Development on behalf of partner

  • Social infrastructure partner
    Through our integrated team approach we will collaborate with JV partners to create an exceptional place for people to WORK, LEARN, PLAY and LIVE. We will work as part of a team, but will take full responsibility for delivery of each aspect of the social infrastructure projects assigned to us. Regular update meetings and reports will be scheduled and provided on an agreed frequency. We will integrate with others’ BIM processes and provide the wider team with open access, accurate information sharing, and any key milestone information established as part of the project programme. The team will use any agreed platform specified for the coordination of the development plan strategies and technical outputs. Our staff are all trained to use systems such as Autodesk REVIT and Navisworks, and our ISO policy is set up to ensure that we can deliver projects to BIM Level 2.
  • Different lease and contract structures
    Working with private and/or public sector partners, once we understand your requirements – commercial returns or budgetary constraints – we can help to shape a suitable financial model and contractual structure which meets the project objectives.

Creating exceptional and desirable infrastructure that meets our mission, means that we treat every asset we develop as a long term investment that must be of the highest quality.

 

Spaces take a full development lead role, mitigating the risks and often arranging the funding for a project. We do this through suitable joint venture arrangements on a majority or minority basis. These can then be held as short or long term investments.

We are expert estate managers. We manage our own portfolio of properties, the majority of which have some link to the public sector with strict statutory and performance management requirements. 

 

We provide a wide range of asset management services from site appraisal and acquisition, feasibility studies and condition surveys through to planning and architectural design, to facility management provision with a 24/7 helpdesk and engineers on call to support.

A key benefit of our services is the diagnostic use of technology, all facilities designed and under our management use smart technology and are constantly monitored.

This means that our field teams are effective at planned and reactive maintenance. We usually respond before any tenant has even identified a problem exists.
